Manchester UK’s top buy to let hotspot

Manchester continues to offer great value to buy to let investors with returns of upto 8% on rental yields. This coupled with good long term growth potential in selected areas makes Manchester a great city to invest in.

According to HSBC’s annual buy to let analysis in June 2015 they found:

  • Manchester offers the highest rental yields (7.93%) of any city in the UK
  • Manchester is now the UK’s top buy-to-let hotspot – up from 2nd place in 2014
  • 26.85% of Manchester’s housing stock is privately rented, the largest % of all locations.
  • Annual rents in Manchester have risen 4% from £8,316 in 2014 to £8,628

 

The city continues to expect a rise in population over the next 10 years and a deficit of house supply to cover this. This with other factors (northern powerhouse, HS2 etc) makes a Manchester the standout investment city in the Uk today.

Buying Manchester

 

Manchester town hall leaders recently announced stunning new plans to reshape the landscape of the city of manchester. Plans include new neighbourhoods, a vertical village, new skyscrapers and new stations and several new public spaces. The new city master plan first phase will take 5 years.

In the pipeline is:

  • a £1.35 billion redevelopment of the old Granada television site
  • a vertical village in St. Johns
  • improvements to three stations and surrounding areas, Piccadilly, Victoria and Oxford Road
  • expansion of the superb First Street development and new tram station at st peters square
  • new skyscrapers in the vicinity of the lone Beetham Tower
  • hundreds of new apartments in Ordsall and Ancoats

These developments should they come to fruition will link some of the outlying urban areas in Manchester to create a truly great metropolitan city to rival any in europe. Watch this space!

Salford Quays

Work has already begun on a new £20m scheme at MediaCityUk. The 100000 square feet development will include a new hotel, quirky office space and studio accommodation. The project is due for completion by summer 2016. There is plenty of pent up demand for creative and digital start ups. Currently Media City is home to the BBC, ITV, and over 200 creative companies. This is simply insufficient to meet current demands.

Four floors of the 10 floor structure will be given over to a 112 bed premier inn hotel. the development is being undertaken by Peel who have systematically transformed the entire area. The dedicated space, called ‘Tomorrow’,  for mainly media and tech companies will be open plan allowing them to ‘create’ their own workspaces.

Langworthy. Worthy of attention.

Langworthy continues to grow in popularity. Rebuilding of the so called Chimney Pot  ‘upside down’ houses in Langworthy has recommenced recently.  The area is now popular with a wide range of people, attracting students, young professionals as well as families. In the last 10 years the area has seen development of modern new homes from Urban Splash, Seedley South Block Improvement Scheme, alleygating schemes and the redevelopment of Emmanuel Church.

This change in the area is further endorsed by Salford City Council who state on their website: ‘The area has seen a huge increase in buildings and population recently due to the construction of large numbers of apartments and flats. ……. Langworthy is now considered an attractive area in which to live and invest.’

Langworthy is definitely on the up!
