Situated to the East of the River Irwell on the North side of Salford, much of Kersal is designated as a New Deal for Communities area.
It was awarded £53 million in 2001 to be spent on improvements, which have included major construction projects such as Salford Sports Village, the Salford Innovation Forum, the Beacon Youth Centre, as well as the Willow Tree and Energise Healthy Living Centres.
Two local community centres have also been refurbished. Significant progress has also been made in improving the existing housing stock, with in excess of 1,000 terraced houses improved through the area’s block improvement programme.
Well over 1000 publicly owned homes benefited from environmental improvements, with most of these also benefiting from internal Decent Homes works.
Our view is that the area remains undervalued, with improvements in its facilities and refurbishment of its housing stock making it an attractive rental area amongst lower paid and immigrant communities.
We expect the regeneration of the area to continue, and investors to achieve both strong returns and capital appreciation in a rising market.
